CB1 welcomes two new tenants to flagship development
Brookgate has confirmed completion of the first commercial lettings at Three and Four Station Square to wealth management company Charles Stanley and craft bakery Gail’s.
Award-winning investment firm Charles Stanley, which has offices across the UK, has secured 2,800 sq-ft of office space in the heart of the CB1 development in central Cambridge. The letting comprises a first-floor office suite, sitting beneath the Weston Homes residential apartments at Three Station Square. Gail’s Bakery opened on the ground floor in September.
Three and Four Station Square comprises two-mixed use buildings which front onto a new public space outside the station. Designed by Formation Architects, the buildings collectively provide up to 7,500 sq-ft for retail use and 10,000 sq-ft of office space as well as 89 flats, cycling facilities and car parking spaces.

A spokesperson for Gail’s Bakery said: “We launched our first site in Cambridge in 2019 in the Grafton centre. Being a part of such a historic town and being known as a craft neighbourhood bakery it is something we take pride in. We are delighted to be in Cambridge station square, for all of the commuters, office workers and students to enjoy their morning coffee and fresh loaf of bread with us.”

The CB1 development has let over 583,000 sq ft of new office space in recent years, as well as providing over 400 new homes. The CB1 masterplan has become a popular location for many tech and professional firms, with a range of existing tenants including Amazon, Microsoft, Samsung, Apple and Deloitte. Within the next three years, the CB1 development plans to provide further hotel rooms as well as an additional 85,000 sq ft of office space.
