Network Rail and Brookgate’s proposals will help to provide Cambridge with much needed 4 star hotel accommodation. The office block will provide over 120,000 sq ft of Grade A office space, helping to push forward growth in Cambridge and encourage local enterprise.
This morning the Joint Development Control Committee, comprising members appointed by Cambridgeshire City Council, South Cambridgeshire District Council and Cambridge County Council, approved two applications submitted for a new hotel building and a new office block. The buildings will start a high quality programme of redevelopment and growth at Cambridge North.
The new buildings will wrap around Cambridge Square, giving it a clear identity and welcoming people to the north of the City. Cambridge North is one of the few brownfield sites in the City sub-region which means that development there will result in less development on greenfield sites. The development will create a large number of jobs during the construction phase as well as the potential for over 50 full time jobs in the hotel and over 700 jobs in the office building.
The 9,600sqm (103,000 sq ft) office building is designed by the London office of global design firm Perkins+Will and will offer high quality, energy efficient office accommodation directly outside the new transport interchange. One Cambridge Square, as it will be known, will be the first of many striking office buildings at Cambridge North. Formation Architects are designing the new 6-7 storey 4-star hotel, which will provide 217 bedrooms, a bar and restaurant, a gym and swimming pool, conference facilities, as well as 160sqm (1,722sqft) of retail space.
The development will also include extensive improvements to pedestrian and cycle routes to Cambridge North. In addition to the shared cycle and pedestrian route through Station Square to the Station Cycle Park, an alternative cycle route to the rear of the office building will also cater for longer distance through routes. Network Rail and Brookgate will also be providing £463,000 for cycle and pedestrian link improvements to the site, as part of these planning applications, including the installation of foot bridges to complete the existing cycle route on Cowley Road and additional cycleway improvements on Fen Road.
This development helps to build on the success of Cambridge North Station and will support plans for the surrounding area to become an attractive place to live, visit and work. Cambridge North encompasses over 30 acres and in addition to the hotel and offices, will include up to 1000 new homes, retail outlets and community uses - with the new rail station and transport interchange providing links to routes for cyclists, pedestrians and bus users.
